Landlord responsibility
Most recent regulations for Landlords state that electrical installations in a rented property are to be inspected by a registered, qualified electrician at least every 5 years. This ‘inspection’ is known as an Electrical installation condition report (EICR). Once the EICR has been completed it is then your responsibility as a landlord to supply correct certification provided by a qualified electrician to your tenants and the local housing authority within the time frame set out by law. If there is a liability case, landlords need to prove ‘due diligence’, meaning you have taken all reasonable steps to ensure tenant safety.
What is an EICR and what does it show?
After the qualified electrician has finished his electrical report, a formal documentation will be provided stating what they have found. Any issues that need rectifying will be given a code according to their danger level to help you to prioritise correctly.
Code 1 – a code 1 issue means there is danger present, and a risk of injury is possible. This means immediate action is required. An example of a code 1 problem would be a live wire bare due to damaged wiring. This will of course seem scary at first, but no need to worry, our electricians here at Koning Electrical will talk you through exactly what work needs to be completed to rectify it and of course how much that will be.
Code 2 – slightly less severe than code 1 but still something that needs fixing. The phrase used is ‘potentially dangerous’, normally the longer you leave a code 2 the worse it gets and will eventually become a code 1.
Code 3 – Code 3 is known as improvement recommended. This would be at the bottom of the list to prioritise below codes 1&2.
Code FI: this observation code is described as ‘further investigation required without delay’. This is something the electrician can’t identify in that moment of time and more equipment is needed to find the problem. However, it is still possibility for danger which is why it needs to be identified as soon as possible.
After the EICR has been completed and all problems occurred have now be solved a document will be provided stating you have fulfilled your duty as a landlord to ensure the property is as safe as possible for your tenants.
