As the majority of electrical installations are hidden away, unless there's a very obvious problem with a socket or a light fitting to the untrained eye a problem with electrics may not be very easy to spot.
The best way to ensure the safety of your electrical installation is regular electrical safety testing and the most common electrical safety test is an electrical installation condition report or an EICR.
Landlords by law are required to have a valid EICR for any rental properties which has to be renewed every 5 years.
For domestic properties there are no such laws, however it is recommended that an EICR should be carried out on your home every 10 years. If you are considering selling your home an EICR may also be useful for prospective buyers in demonstrating the electrical safety of the property.
An EICR is a thorough inspection of your existing electrical installations, their condition and also your fuse board, an EICR should only be carried out by fully qualified and NICEIC accredited electrician. Electrics deteriorate over time so wear and tear is often detected which will be detailed in your report, and your electrician can advise you on remedial work that can be carried out to ensure your safety.
Here at Koning Electrical, we think that electrical safety testing is an essential service. During electrical safety testing that we carry out we will identify:
• Any overloading of your circuits or electrical equipment
• Possible electric shock or fire hazards
• Defective DIY work
• Any lack of earthing or bonding
We’ll review the state of your switches, light fittings and sockets and we’ll also advise of your fuse box needs replacing if it’s old or unsafe.
On receipt of your report each tested element will be graded C1, C2 or C3.
C1 – this is the most serious code and indicates that danger is present in the electrical installation. This poses a risk to anybody using the installation and immediate remedial action is required.
C2 - this code indicates urgent remedial action is required. You may be able to continue using the system for a short while but repairs should be completed as a matter of urgency.
C3 – this code indicates that improvements are recommended for example of wiring doesn’t meet current regulations although that isn't a risk in itself. With a C3 codes no danger is present although it’s best to rectify the issues to improve the overall safety of your electrical installation to avoid expensive or dangerous issues developing.
If your report contains either a C1 or C2 code the EICR will be unsatisfactory until action is taken, however if a C3 is present this can still be classed as a satisfactory report.
